Before the build starts

What Happens Between “Dry” and “Rebuilt”

  • A written, line-item scope built from the mitigation documentation, so nothing removed is forgotten
  • Reconciliation with your adjuster’s estimate before work begins, so you know what’s covered
  • Material and finish selections made with you — samples in hand, not from a catalog description
  • Permits and inspections arranged by our partner where the city or county requires them
  • A schedule with trade sequencing and a realistic completion date
  • A direct hand-off from the Verus team that handled your mitigation, so nothing gets lost in between

Helpful resource: Georgia Office of Insurance and Safety Fire Commissioner

Verus Restoration handles the emergency and mitigation side of property damage. Repairs and reconstruction are performed by our reconstruction partner, a sister company we work alongside throughout Metro Atlanta and Northeast Georgia. Verus is not a general contractor and does not perform the rebuild itself. Once a loss has been mitigated — dried, cleaned, remediated — our partner rebuilds what was removed or destroyed: framing, roofing, drywall, insulation, flooring, cabinetry, trim and paint, with electrical, plumbing and HVAC handled through licensed trades. From a single-room repair to a full rebuild, our mitigation file goes with the job, so the rebuild doesn’t start from scratch.

Here’s the gap most property owners fall into: the mitigation company finishes, pulls its equipment and leaves. Now you’re searching for a contractor who wasn’t there for the demolition, doesn’t know what was removed or why, and has to reconcile their estimate with your adjuster’s. Weeks pass with open walls. We work with our reconstruction partner so that gap doesn’t exist. Call or text (404) 983-0966.

What our partner rebuilds

Repairs and Reconstruction After Every Kind of Loss

Whatever the mitigation took out, reconstruction puts back — to the original condition or, where you choose, better.

  • Framing and structural repairs — joists, studs, subfloor, load-bearing members
  • Roofing and decking after storm, tree and fire damage
  • Drywall, insulation and ceilings — the most common put-back after any water loss
  • Flooring — hardwood, tile, luxury vinyl, laminate and carpet, matched to what’s there
  • Kitchens and baths — cabinets, countertops, fixtures and tile after fires and leaks
  • Trim, doors, interior paint and finishes
  • Exterior repairs — siding, soffit, fascia, gutters and decks
  • Basements, crawl spaces and commercial build-backs, including tenant spaces

Repair, upgrade, or both? Open walls are the cheapest moment you’ll ever have to change something. Insurance generally pays to restore what was there; if you want a different floor, a reworked kitchen or an added outlet, you can pay the difference and our partner folds it into the same job. Required code upgrades are a separate question — some policies cover them, and they’ll be flagged in the scope.

How it works

How the Rebuild Hand-Off Works

  1. Scope & estimate

Our partner writes a line-item rebuild scope in the detail adjusters expect, tied to the photos and removed-materials list from our mitigation.

  2. Approvals & selections

Insurance approval, any permits, and your choices on flooring, cabinets, fixtures and paint — with the upgrade conversation had up front.

  3. Build

Our partner sequences the trades — rough-ins, inspections, drywall, finishes — with regular updates to you.

  4. Inspections & punch list

Required inspections passed, then a detailed walkthrough with you to catch every detail before the job is called finished.

  5. Final walkthrough & move back

Contents returned from storage and placed, final sign-off, and the documentation your claim file needs to close.

Working With Your Insurance Company

Rebuilding after a covered loss is part of the same insurance claim as the cleanup, and our mitigation documentation carries straight into it. We help you file it and document the job the way adjusters expect, so you are not stuck in the middle.

You choose your restoration company

Your insurer may suggest a preferred vendor. The choice of who restores your property is still yours, and you can call us first.

Documentation from the first visit

Photos, moisture readings and a written scope of the damage, so your claim starts with evidence, not guesswork.

Help filing the claim

We walk you through what to report and what your adjuster will ask for, and we answer their questions about the work.

Before you throw anything out

Take photos, stop the source if it is safe, and keep damaged items until they are documented. Then call us and your insurer.

The claim side

Reconstruction Is Where Insurance Claims Get Complicated. The Hand-Off Keeps It Clear.

Two things surprise most property owners during a rebuild. The first is supplements: once walls are open, hidden damage turns up that the original estimate didn’t include, and the scope has to be revised and resubmitted. The second is depreciation: many policies first pay the depreciated value of what was damaged and release the rest — the recoverable depreciation — only after the work is complete and documented. Neither is a problem; both are a paperwork process that has to be done right.

Our partner writes the scope in the detail adjusters expect, documents hidden damage as it’s found, submits supplements with photos, and gives you the completion documentation that releases the final payment. Before work starts, you’ll know what the claim covers, what any upgrades cost, and what, if anything, is out of pocket.

Why Verus

Why the Verus Hand-Off Makes the Rebuild Easier

  • A sister company, not a stranger

Our partner gets our demolition records, so they know exactly what came out and why. No re-discovery, no gap.

  • A scope written for your claim

Line items that match the mitigation record and your adjuster’s format, so approval is a comparison, not a negotiation.

  • A schedule you can plan around

Realistic dates, trades sequenced properly, and an honest update when something changes — before you have to ask.

  • Work that matches the house

Finishes matched to what’s there, so a repaired room looks like it was never damaged, not like it was patched.

Questions

Reconstruction FAQs

Do I have to use the same company for cleanup and rebuild?

No — you can hire anyone for the reconstruction. The advantage of our partner is practical: they receive our photos, moisture logs and removed-materials list, so the rebuild can start as soon as drying is verified instead of weeks later. Your adjuster gets one consistent record from mitigation through rebuild.

How long does reconstruction take?

It depends on scope and on how quickly the claim is approved. A drywall-and-paint repair after a contained water loss is often a matter of days once materials are in; a kitchen rebuild after a fire or a roof replacement after a storm takes weeks; a full rebuild takes longer. Our partner gives you a schedule with the scope and keeps it current.

Why did my insurance pay less than the estimate?

Usually because of depreciation. Many policies pay the actual cash value first — the cost minus depreciation — and release the recoverable depreciation after the work is finished and documented. Your deductible also comes out of the first payment. Our partner provides the completion documentation that releases the balance.

Can I make upgrades during the rebuild?

Yes. Insurance restores what was there; if you want something different or better, you pay the difference and our partner builds it into the same job. Open walls are the least expensive moment to add an outlet, change a floor or rework a layout.

Who handles permits and inspections?

Where the city or county requires a permit — structural, electrical, plumbing, roofing — our reconstruction partner pulls it and schedules the inspections as part of the job. You won’t be chasing an inspector.

Can I live in the house during reconstruction?

Often, for repairs confined to one area. For larger rebuilds, kitchen or bath work, or anything affecting electrical and plumbing for days at a time, it’s usually easier not to. If your claim includes additional living expenses, we’ll help you plan the timing around them.
